
1. Why Do I Need A Managing Agent?
Most corporate tenants won't rent a property that is not managed by the Agent. Also, if you are going to be living abroad it is essential that the property be professionally managed.
2. Must I Have An Inventory?
We cannot stress enough the importance of a professional inventory. In the event of a dispute between the Landlord and the Tenant regarding the condition of the property it is unlikely that the Landlord's own inventory would be admissible in court. The deposit would then be returned to the Tenant in full. Redwood Estates only use inventory clerks who are members of the Association of Independent Inventory Clerks.
3. Do I Need To Have My Property Professionally Cleaned?
We recommend that all properties should be professionally cleaned prior to the Tenant taking occupation. The inventory clerk will record this on the inventory and it will ensure that the Tenant has the property cleaned to the same standard at the end of their tenancy.
4. Should I Employ A Gardener?
If you have a particularly large garden or one that you have invested a lot of time and money in, we would suggest that you engage the services of a gardener. The cost of this can be built in to the asking rent. If the Tenant is expected to maintain the garden you should leave them the tools with which to do so.
5. What If My Property Isn't Up To Scratch?
