Redwood Estates was established in 2005 and has become a well respected and successful residential sales, lettings and property management business. On the property management side we manage blocks with as few as 8 units to large estates with several hundred, we also have a great deal of knowledge and experience in managing listed buildings.
Over Priced Service Charge
Our strategy is to provide the very best service whilst at the same time reducing all costs where possible. We have successfully reduced the service charge payable on all estates we manage. This is achieved through the use of our in-house maintenance team and negotiating contracts with third party contractors and utility companies to achieve the best possible price. Being a local business offering a local service we are able to respond quickly to all reported faults.
We also offer alternative methods of paying your service charge, such as monthly or quarterly contributions which can help with personal budgets.
Communication
Successful block management is all about good communication between agent and leaseholders / residents. Regular updates including details of all works carried out and proposed works are reported and where appropriate a website is established with all the information regarding the estate.
Right To Manage / (RTM)
Many leaseholders have become disillusioned with the level of service they receive from their existing managing agent and feel as if there is nothing that can be done. The 2002 Commonhold and Leasehold Reform Act allows leaseholders to form a Right To Manage (RTM) company giving them the right and responsibility to appoint a managing agent. There are important issues to consider before embarking on the RTM process, we can offer advice and guide you through the process.
Freehold Purchase / Leasehold Enfranchisement
The 1993 Leasehold Reform Act (as amended) provides the right for the qualifying majority of leaseholders to purchase the Freehold. Similar to RTM we can offer advice on the process involved and where necessary assist in arranging funding.
